Week 4

I'm so excited about the progress of our house.  They seem to be moving along, but I think things are about to slow down.  This week they are call for rain Mon-Wed and then Christmas will be here.  I will be impressed if anything is done.  Our PM says he is thinking our pre-drywall meeting will happen the week of Jan. 5th......depending on the weather and holidays.  He says we are on schedule, but I'm having a hard time wrapping my head around us closing the first week of March....is that even possible at this point?!  Guess we will find out in the coming weeks.

Check out the windows and roof!  I noticed couple of windows are missing, guess they will show up at some point!

Here are some updated pics of our house!

  1. Beautiful! I do love that elevation. Is the front bedroom a little bigger?

We were missing windows for weeks. They actually break a ton of them. We had like 5 broken windows over the course of the build. Jim and I always laughed about how much that has to cost!

Yes, it really will go that fast. Once the predrywall meeting happens it flies. They will also do things all in a group too. Like one day you will have cabinets, doors, paint, and light fixtures. It's crazy!

I can't wait to see your house done!

    1. This was the only elevation that was included in our package with a porch. I do love this elevation! There are some 2ft bump outs with this elevation....it makes the loft kind of weird because only half of it is a little bigger. It's the same thing in both front bedrooms.....furniture placement will be interesting on those walls.

  3. WOW so big and lovely. Watch those missing windows, as others have said it may be weeks. In our case they didnt show up till the very last minute and in the meantime it continued to rain and crap inside our home AFTER the drywall was even up, I had to fight to get them covered in plastic, have had problems with that window since building 2 years ago. entire from of house front door had to be replaced, that window keeps taking on water to this day. These are the things you truly have to babysit. :)

    1. Wow that's crazy dwtimes2! We noticed another window was out yesterday. We are meeting with our PM since we aren't allowed on the site without him (which really sucks). I'm going to bring up several things.

Did you have your own inspector during the process of your house being built?

    2. We were allowed on our site anytime we wanted. We were there almost everyday up until like the carpet went in and appliances then we had to stop at the model for the key. So we were all up in it!! We did not get our own inspection, doesnt seem to do any good. Ryan undergoes a pretty big inspection days before your walk thru with an outside company. they get pretty stressed about passing that inspection and will affect their bonuses if they fail them. We are DIYers and know alot about homes, so we called out anything we saw. Again though we were allowed to rome our home freely at all times, I always find it shady that you cant. But WTH are they going to do to you if you do it?? LOL. Jus' saying. Advice, take tons of pics, i mean tons of wiring and everything that isnt really a "pretty" pic. It helped us identify plumbing in the basement underground and where some load bearing walls are and were insulation was and wasnt. We have referred to those "structural" pics alot. thats your best weapon if things go bad down the road.
The way this works in one company comes in, does their thing, next company comes in does their thing. The company coming in behind is NOT going to correct any mistakes someone else has made, they are just going to COVER it up and move on, time is money. I think its crutical you are there all the time. We had drywallers, drywall around a pipe that was sticking out too far, OMG the pipe was visible in the middle of the wall. like serioulsy you didnt think that was WRONG, nope just kept drywalling, like if there is insulation missing they will just keep drywalling that is why I say be there all the time!!! Dont mean to scare you but these are big box builders and only get paid when the job is done, sure the PM cares alot he does. but does the worker on a time frame care, not so much cause RYAN just says,,,,,,,,,,,,,,,,,,GET IT DONE!! But your PM cant catch everything.
